FAQ

Welcome to Beach RV Pleasure Point! Here’s what you need to know to make your stay smooth and enjoyable. For full rules & regulations, refer to our Policies page. Any other questions? Email or call us!

Check-in: 1:00pm – 10:00pm

Check-in is all online—follow the instructions in your reservation email to pull directly into your site. Please respect quiet hours (10pm-8am).
Our Terms & Conditions must be signed online before arrival via the link in your confirmation email.

Check-out: 12:00pm

Early check-in / late check-out may be available, but may incur fees – contact us.

Maximum stay: 21 days

Minimum of two nights off before return.

A limited number of off-season month-to-month stays are available with move-off requirements. Review details and contact us for more information for Fall 2025. RVs can be no more than 15 years old.

Full payment is required at time of booking.

Holidays:

3-day minimum stay requirement over any portion of the following date ranges for 2025:

Cancellations:

All cancellations or modifications are best handled through your reservation details link in your confirmation email, but you may also call the office.

14+ days before check-in: Full refund minus a $35 processing fee.
7 – 14 days: One night’s rent forfeited.
Less than 7 days: No refund.
No-show or same-day cancellation: No refund.
Holidays and special events: No refund.
No refund after check-in.

We do not allow:

Tent camping, car camping, pickup truck camper shell camping (slide-in truck campers are OK), skoolies, or tiny houses.

Can I make a same day or on-site reservation?

Yes! We do allow same day and walk-in reservations, but booking and check-in must still be made through our website. Check-in online and go directly to your site.

What is your pet policy?

We are a small and snug park and to ensure a safe and comfortable experience for all our guests, our pet policy will be strictly enforced. For full details check out our Policies page.

Breed restrictions (including mixes): Pit Bull, Staffordshire Bull Terrier, Rottweiler, Doberman Pinscher, Mastiff not allowed. Any aggression will not be tolerated regardless of breed.
Maximum of 3 pets per site. Must be on leash at all times. At the sole discretion of management, if a pet is deemed to be aggressive, dangerous, or loud, you and your pet will be requested to leave the premises.
Misrepresenting a pet as a service dog is a misdemeanor under California Penal Code Section 365.7. Violators may face fines up to $1,000 and/or imprisonment for up to six months.

How big are your sites?

All of our sites are snug fits. During booking, your RV length and slide-outs will filter available spots but you will still be tight, and depending on the site, you may have very limited outdoor space. Refer to the site details chart below or call the office with any questions.

What are your RV standards?

Surf vans / Camper vans / Class-B motorhomes of any length are perfect for our park.
Large 5^th-wheels and toy-haulers over 35’, large travel trailers of 38’, large Class-C and Class-A diesel pusher motorhomes may feel very cramped in our narrow sites, but do fit. Check our Site Details table below for site-by-site dimensions.
We cannot accommodate: Skoolies, car camping, pickup truck camper shell camping, or tent camping, or tiny houses.
All other RVIA certified RVs are fine. Be accurate when inputting your RV style, length, width, slide-outs, and needs; the reservation system will show you if we can accommodate your stay. Make sure you account for your tow vehicle!
RVs must be clean, presentable, and in full working condition.
RVs with damage to the exterior unit, including but not limited to, broken windows, dents, rust, exposed wiring, missing panels, repairs using tape, tarps, or unsightly appearance are not suited for this park and will be denied entry.

What kind of hook-ups do you have?

All sites are full hook-up (FHU) with power connections for 50/30/20amp service, and city water and sewer at each site.
All wastewater including greywater must be be disposed of through the sewer hookup. We do not allow composting, incinerating, or any other non-standard toilets.

How many occupants per site?

4 people per site included. Additional occupants are $15 per person, per day with a maximum occupancy of 6.

How many vehicles per site?

At-site parking is limited to 1 car, parked directly in front of your RV. We have very limited additional parking, please contact the office for availability and fee for an additional vehicle.

Do you allow visitors?

Yes, but they must be pre-registered in person by the current guest, we recommend doing so at time of check-in. Overnight visitors are $15 per person, per night. No visitor parking available—they must street park down Portola.

Do you offer:

EV Charging? No. Unauthorized charging incurs a $50/day fee.
Wifi? Yes, it is complimentary, but we cannot guarantee Wifi performance for school/job/work-related purposes.
Laundry facilities? One washer & dryer onsite.
Restrooms/Showers? Separate men’s and women’s facilities, each with a single shower.
Cable TV? No.
Propane sales? No.
Fire pits / charcoal BBQs / allow wood fires? No, but you are welcome to use your own propane grill or propane fire pit.
Picnic tables or public areas? Unfortunately, we do not, due to limited space.

If you are unsure whether your RV will fit, please refer to our site details below, taking into account your tow vehicle, or contact the office for guidance.

Parking

Sites #1-3 and 13-16 have adjacent or perpendicular parking, within your space. All other sites require your vehicle to be parked in-line, directly in front of your RV within your site, without blocking the driveway for other guests.

All Sites:

Back-in, except 13, a back-in or pull-fwd, as utilities are on the opposite side; and 16 which is a pull-thru
Full hook-up (FHU) with connections for 50/30/20amp RVs.
City water and sewer at each site
Free WiFi throughout the park — we cannot guarantee performance for work or school
Most sites are level gravel (15, 16 paved)
One motor vehicle per site, parked in front of your rig within your site boundaries
We’re a tight community in Santa Cruz, and so are our sites

Snug Sites:

Compact sites perfect for campervans and small teardrops. Works well for no slides, no awnings.

Standard Sites:

A great fit for mid-size trailers + tow and mid-large motorhomes. A variety of widths can support slides on at least 1 side.

Standard Plus Sites:

Our longest sites, available to accommodate most modern RVs, 5th wheels, and motorhomes with slides on both sides.

4	Standard Plus	60	14	04: Back-In FHU – Narrow 60′ long – No awnings – Slides: Both sides	Next to the office and the creek, this quiet, back-in, full-hookup 60′ level gravel spot is built for modern big-rigs and can handle up to 42′ 5th wheel or motorcoach. Two slides are a tight fit but enjoy your private creekside space in the back.
5	Standard Plus	60	14	05: Back-In FHU – Narrow 60′ long – Awnings OK – Slides: Both sides	Open your window to amazing birdsong in the morning—you’re right next to Rodeo Gulch, a birder’s paradise! Narrow up front but 20′ in the rear, this 60′ Standard Plus FHU gravel site can fit a big rig or 5th wheel up to 42’ with slides on both sides, but you’ll still be tight. Backing in is a straight shot from the driveway.
6	Standard Plus	60	15	06: Back-In FHU – Narrow 60′ long – Awnings OK – Slides: Both sides	Built for modern long trailers and motorcoaches up to 42’. This comfortable, creekside, FHU gravel site is 14 1/2′ at the front and opens up to 21′ in the back. Awnings and slides on both sides are OK.

This Standard, level gravel site is 41’ long, 16’ at the front and 18’ wide at back. Great for a small trailer + tow, or mid-size RV or motorcoach up to 36’ with no extra vehicle. Enjoy your awning and slides with the wider front and rear.
8	Standard	44	15	08: Back-In FHU – Narrow 44′ long – No awnings – Slides: Both sides	Nestled right against the creek, enjoy the morning birdsong and their evening orchestra from your Pleasure Point base camp. This gravel site is perfect for a mid-large Class C or motorcoach up to 36′, if you have no other vehicle. Slides OK, but no awnings.

10	Standard Plus	42	16	10: Back-In FHU – 42′ long – Awnings OK – Slides: Both sides	A pleasant, wider gravel Standard Plus site—42′ long and 19′ wide in the back—for some extra relaxation space up against the creek. Awnings and slides on both sides are OK. This site will fit a mid-large motorhome, large Class C, or small trailer + tow vehicle just fine.
11	Standard Plus	40	18	11: Back-In FHU – 40′ long – Awnings OK – Slides: Both sides	This Standard Plus site is wider in the front (18’) and the back (20’), so you’ll have a little extra space to spread out and unroll your awning. Level gravel and up against the creek, this site can fit a small-midsize travel trailer + tow, or a large class C. Extra width means your vehicle is a little easier to park within your site, in front of your rig.

Creekside, level gravel, full hook-ups, this site is great for a teardrop or popup + tow, or a midsize Class C or motorhome with no extra vehicle.
13	Standard	31	16	13: Back-In / Pull FWD FHU – 31′ long – Awnings OK – Slides: Both sides	This shorty is perfect for a campervan or small Class C with slides. Park front-in to face the creek or back-in to face the park. At 31′ long, you’re nestled against the creek with peek-a-boo views of the lagoon. Comfortable up front (16′) and wide in the back (23′), you’ll have room for your awnings, table, chairs, and propane grill.
14	Snug	25	11	14: Back-In FHU – Very Narrow 25′ long – No awnings – Slides: None	Our smallest, snug, end gravel FHU site is also one of our most popular! This site is 25′ long, only 11′ narrow at the front but 18′ at back. Perfect for your campervan, teardrop, or small popup looking for a little more privacy or seclusion. You’re near the street and the creek but shielded and cozy.
15	Standard Plus	35	14	15: Back-In FHU – Narrow 35′ long – No Awnings – Slides: Both sides – Paved	Our only paved Standard Plus site is level and narrow, but with parking adjacent to your rig you get double the width and easy access in and out. Full hook-ups and accommodates most RVs up to 35′ with slides on both sides.
16	Snug	30	14	16: Back-In/Pull-Thru FHU – Narrow 30′ long – No awnings – Slides: 1 side – Paved	Need the basics with a pull-thru? We’ve got you covered. Our snug, paved FHU site fits most RVs up to 28′ with one slide. Easy in and out access. You’ll park your vehicle across the driveway in a dedicated marked spot.
