What are your check-in and check-out times?

Accepted Answer

Check-in is 1:00–10:00 PM, check-out by noon. It's self-service — a link in your confirmation email checks you in, so you can pull right into your site.

You'll e-sign the terms before arrival, and we ask that you respect quiet hours (10 PM–8 AM). Early check-in or late check-out may be available for a fee — just ask.

How long can I stay?

Maximum stay is 21 nights per booking, with a 2-night move-off before you can rebook. Full payment is due at the time of booking. We don't offer long-term leases, but seasonal monthly terms run October through March.

Do you offer monthly or long-term leases?

Accepted Answer

No long-term leases. A limited number of off-season monthly stays run October through March, with move-off requirements, and RVs must be 15 years old or newer. The best way in: fill out our interest form and sign up below for application info and deadlines. You can also contact the office.

Question 4

Do you offer any discounts (AAA, Good Sam, senior)?

Accepted Answer

No. We offer a 10% discount for active military only, with valid ID. The discount-holder must be the guest who pays for the reservation — same name on the credit card and at check-in — so we can't apply it to bookings made for off-site relatives.

Are there holiday minimums?

3-day minimum stay requirement over any portion of the following date ranges for 2026: Memorial Day: 5/22–5/25 • 4th of July: 7/3–7/6 • Labor Day: 9/4–9/7 • Thanksgiving: 11/25–11/28 • Christmas: 12/24–12/27 • New Year's: 12/31–1/3/27

Question 6

Can I make a same-day or on-site reservation?

Accepted Answer

Yes! We do allow same-day and walk-in reservations, but booking and check-in must still be made through our website. Check in online and go directly to your site.

What kinds of camping or rigs do you not allow?

We do not allow: Tent camping • Car camping • Pickup truck camper shell camping (slide-in truck campers are OK) • Skoolies • Tiny houses

Question 8

How do cancellations work?

Accepted Answer

What you get back depends on how far ahead you cancel: 14+ days before check-in: a refund minus a cancellation fee of 3.5% of the reservation or $40, whichever is greater. • 7–13 days before check-in: 50% refunded. • 6 days or less, a no-show, or after check-in: no refund. For example: Booked $3,000 and cancel 20 days out → you get $2,895 back. The 3.5% fee ($105) applies because it's more than $40. • Booked $600 and cancel 20 days out → you get $560 back. The $40 minimum applies.

Can I change my dates?

Accepted Answer

Yes. A date change is the same length of stay, once per reservation, and subject to availability. What it costs depends on timing: 14+ days out: a $35 change fee. Your value carries to the new dates at current rates — pay the difference if they cost more, no refund if they cost less. • 7–13 days out: a 25% change penalty. The remaining 75% is held as credit toward new dates booked within 60 days. No cash refund. • 6 days or less, a no-show, or after check-in: treated as a cancellation — no refund and no credit. A few things to know: Moving 20 days out to different dates of the same length costs the $35 fee, and your value moves with you. New dates cost more, you pay the difference. New dates cost less, the original value stands. • You can't turn a cheaper date into extra nights. A date change is the same length of stay — more nights is a new booking at current rates. • Moving 10 days out falls in the 7–13 day window, so a 25% penalty applies and the other 75% becomes credit toward new dates within 60 days. You hold more value than cancelling would refund, but it's credit rather than cash.

What if I shorten my stay or drop a site?

Accepted Answer

The cancellation schedule above applies to the value of whatever you remove, based on timing. There's no refund after check-in. For example: Booked 7 nights and drop to 2 at 20 days out → the 5 removed nights are refunded minus the 3.5% / $40 cancellation fee on their value. • Drop nights inside 14 days, or after check-in → the cancellation schedule applies to the removed nights based on timing, and nothing is refunded after check-in.

What about holidays and special events?

Holiday and special-event reservations are non-refundable at any time. They can't be moved and no value carries forward. If you shorten the stay, you forfeit payment for the removed nights only — the rest is unaffected. For example: Booked July 4th and want to move to October → not allowed. Holiday value doesn't carry to other dates. • Booked a holiday week and leave a night early → you forfeit payment for that night only.

What is Travel Protection?

At booking you can add optional Travel Protection, which can reimburse you for covered cancellations our standard terms don't. It's a third-party service from Worry-Free Bookings, and their terms and proof requirements are worth a quick read before you decide. It covers situations like sickness, injury, a death in the family, travel delays, and vehicle breakdown, plus a Cancel-for-Any-Reason option that refunds 75%. You apply to Worry-Free Bookings directly with their required proof, and they handle the reimbursement. Coverage windows and proof requirements are set by them. Aside from Travel Protection, our cancellation terms apply the same way for everyone, regardless of reason — including emergencies.

Question 13

What types of RVs do you accept?

RVs with damage to the exterior unit, including but not limited to, broken windows, dents, rust, exposed wiring, missing panels, repairs using tape, tarps, or unsightly appearance are not suited for this park and will be denied entry. Surf vans / camper vans / Class-B motorhomes of any length are perfect for our park. • Large 5th-wheels (35'+), toy-haulers, 38'+ travel trailers, and big Class-C / Class-A diesel pushers do fit — but expect a snug fit in our narrow sites. See the Site Details table for exact dimensions. • Not allowed: skoolies, car camping, pickup truck camper shell camping, tent camping, or tiny houses. • All other RVIA-certified RVs are fine. Enter your style, length, width, and slides accurately when booking — the reservation system will tell you what fits. Don't forget your tow vehicle. • RVs must be clean, presentable, and in full working condition.

How big are your sites?

Every site is a tight fit. Booking filters by length and slide-outs, and outdoor space varies by site.

Question 15

What kind of hook-ups do you have?

Accepted Answer

Full hookups (FHU) at every site: 50/30/20 amp electric, city water, and sewer. • All wastewater (including greywater) must go through the sewer hookup. No composting, incinerating, or other non-standard toilets.

What is your pet policy?

Accepted Answer

We are a small and snug park and to ensure a safe and comfortable experience for all our guests, our pet policy will be strictly enforced. For full details check out our Policies page. Breed restrictions (including mixes): Pit Bull, Staffordshire Bull Terrier, Rottweiler, Doberman Pinscher, Mastiff not allowed. Any aggression will not be tolerated regardless of breed. • Maximum of 3 pets per site. Must be on leash at all times. At the sole discretion of management, if a pet is deemed to be aggressive, dangerous, or loud, you and your pet will be requested to leave the premises. • Misrepresenting a pet as a service dog is a misdemeanor under California Penal Code Section 365.7. Violators may face fines up to $1,000 and/or imprisonment for up to six months.

How many occupants per site?

Four occupants are included with your reservation. Add up to 2 more for an additional daily fee.

How many vehicles per site?

Accepted Answer

One vehicle per site, parked directly in front of your RV. A couple of paid overflow spots exist — contact the office to book in advance.

Do you allow visitors?

Accepted Answer

Yes — pre-register them in person at check-in. Overnight visitors are an additional fee per night. No visitor parking inside the park — Portola street parking only.

Is there Wi-Fi?

Accepted Answer

Yes — free park-wide. Performance varies and isn't reliable for video calls or critical work, so plan around it.

Laundry, restrooms, and showers?

One washer and dryer onsite, and two individual restrooms, each with its own shower.

Can I have a fire or grill at my site?

Accepted Answer

Propane grills and propane fire pits are welcome at your site, and there's a shared park fire pit. No wood fires or charcoal.

Is there EV charging?

Accepted Answer

No. Charging from park outlets isn't permitted — unauthorized charging carries a $100/day fine — so plan to charge at a public station.
