Check-in: 1:00 PM – 6:00 PM. Online check-in is recommended; follow the instructions in your text/email to pull directly into your site. Please respect quiet hours (10pm-8am)
Check-out: 12:00 PM.
Early check-in / late check-out may be available, but may incur fees – contact us.

Maximum stay bookable online: 14 days. We also offer monthly (28-day) terms, depending on season and availability, with application and background check required. Review details and contact us for more information.

Full payment is required at time of booking.

Holidays: 3-day minimum stay requirement over any portion of the following date ranges for 2025:

Cancellations: All cancellations or modifications are best handled through your reservation details link in your confirmation email, but you may also call the office.

• 14+ days before check-in: Full refund minus a $35 processing fee.
• Less than 14 days: One night’s rent forfeited.
• No-show or same-day cancellation: No refund.
• Holidays and special revents: No refund.

We do not allow: Any tent camping, car/van camping, pickup truck camper shell camping, schoolies or any homemade RVs.

Pets

We are a small and snug park and to ensure a safe and comfortable experience for all our guests, our pet policy will be strictly enforced.

• Breed restrictions (including mixes): Pit Bull, Staffordshire Bull Terrier, Rottweiler, Doberman Pinscher, Mastiff not allowed. Any aggression will not be tolerated regardless of breed.
• Maximum of 3 pets per site. Must be on leash at all times. At the sole discretion of management, if a pet is deemed to be aggressive, dangerous, or loud, you and your pet will be requested to leave the premises.

Sites

• All of our sites are snug fits. During booking, your RV length and slide-outs will filter available spots but you will still be tight.
• Sites have varying widths and lengths, and depending on size of your vehicle and RV, your private outdoor space may be slim to none depending on the site.
• Standard Plus sites are designed to accommodate larger RVs or provide a little extra width.
• Only site #16 is a pull-thru; all others are back-in.

RV Standards

• Must be RVIA-certified, commercially manufactured (Class A, B, C, 5th wheels, travel trailers, Sprinter/adventure vans with full hookups).
• Not allowed: Homemade conversions, school buses, car/van camping, pickup truck campers. These do not contain the required Life Safety Equipment that you find in a Commercially Manufactured RV.
• RV Age Limit: For monthly (28-day) stays, RVs must be no older than 15 years. Exceptions may be granted for fully restored, vintage metal trailers upon management approval.
• RVs must be clean, presentable, and in full working condition.
• RVs with damage to the exterior unit, including but not limited to, broken windows, dents, rust, exposed wiring, missing panels, repairs using tape, tarps, or unsightly appearance are not suited for this park and will be denied entry.

Hookups

• All wastewater including greywater must be be disposed of through the sewer hookup. We do not allow composting, incinerating, or any other non-standard toilets.
• Our sites support 30/50 amp service but not all have 50 amp plugs. See site details chart below, and come with your own plug adapter, or borrow one of ours (with deposit).

How many occupants per site?

Nightly stays: 4 people per site included. Additional occupants are $15 per person, per day with a maximum occupancy of 6.
Monthly terms: 2 people per site, exceptions require management approval.

How many vehicles per site?

At-site parking is limited to 1 car. We have very limited additional parking, please contact the office for availability and fee for an additional vehicle.

Do you allow visitors?

Yes, but they must be pre-registered in person by the current guest, we recommend doing so at time of check-in. Overnight visitors are $15 per person, per night. No visitor parking available—they must street park down Portola.

Do you offer:

EV Charging? Available only for monthly guests with prior approval. Unauthorized charging incurs a $50/day fee.
Wifi? Yes, it is complimentary, but we cannot guarantee Wifi performance for school/job/work-related purposes.
Laundry facilities? One washer & dryer onsite.
Restrooms/Showers? Separate men’s and women’s facilities, each with a single shower.
Cable TV? No.
Propane sales? No.
Fire pits / BBQs / allow wood fires? No, but you are welcome to use your own propane grill or propane fire pit.
Any pull-thru sites? Only #16, the rest are back-in.
Picnic tables or public areas? Unfortunately, we do not, due to limited space.

What size RVs do we accommodate?

Our sites accommodate a maximum RV length from 22’ – 40’ depending on site. During online booking, only sites that can fit your RV’s length and # of slides will be shown.

• “Total site length” includes both the RV and the tow vehicle, which must fit within the designated space.
• For motorhomes without a tow vehicle, selecting a shorter RV length during booking will open up more site options.
• Sites #1-3 and #13-16 have adjacent or perpendicular parking, while all others require the tow vehicle to be parked directly in front of the RV, without blocking the driveway for other guests.
• Only Site #16 is a pull-thru; all other sites are back-in only.
• All sites are gravel except 15 and 16, which are freshly paved
